Home Rehab Program

WHAT IS THE HOMEOWNER REHAB & REPAIR PROGRAM?
The Township was awarded a $500,000 Homeowner Rehab & Repair Program Grant to help preserve owner-occupied homes and neighborhoods by helping residents who would not otherwise be able to afford home repair projects.  The grant program will allow residents to make critical repairs to meet code standards, resulting in safer and more secure homes for residents.  With support from the grant, residents will be able to stay in their homes longer and continue to live in Delta Township Income-eligible homeowners in select areas will be able to apply for program assistance to cover up to $40,000 in eligible home repair activities. Projects up to $10,000 will be considered a grant; projects from $10,001 to $40,000 will be considered a zero-interest loan, forgivable after five years. Eligible projects include interior and exterior improvements to meet applicable code requirements, such as roof repairs, siding, windows, plumbing, electrical, mechanical, and insulation. The Township is finalizing details for the grant program.

LOCATION ELIGIBILITY:

TYPES OF REPAIRS CAN INCLUDE, BUT ARE NOT LIMITED TO:

• Modifications to make the home more accessible for people with disabilities 
• Repairs or upgrades to improve energy efficiency
• Replacement of aging major mechanical systems
• Exterior repairs like new siding, windows, and porch stairs
• Repairs that improve the health and safety of occupants
• Treatment of lead-based or asbestos hazards
• Repairs needed to rectify code violations

​REPAIRS THAT CANNOT BE MADE INCLUDE, BUT ARE NOT LIMITED TO: 

• Purchase of new appliances
• New Construction
• Luxury improvements 

FUNDING LIMITS: 
​If you meet program requirements, funding for home repairs can be between $10,000 to $40,000.

ELIGIBILITY:

• Home must be:
• Located within the designated area
• Homeowner occupied
• On a fixed permanent Foundation
• Meet program income limits - must earn less than 80% of area median income. (see chart below)
